Work that has to survive an Arkansas summer

Exterior Paint Fails From the Surface Up

When exterior paint peels a year after it went on, it is almost never the paint. It is what it was put on top of. Chalky old coating that was never washed. Bare wood that was never primed. Damp siding painted on a humid morning. Caulk that was skipped at the joint where the water actually gets in.

Central Arkansas is hard on exteriors. Long humid summers, hard direct sun on the south and west elevations, heavy spring rain, and mature tree cover that keeps the north side damp and growing. An exterior here has to be prepared for that, not just coated.

What Exterior Painting Covers

An exterior job is normally sold as a whole, but the parts wear at different rates. Sometimes the right answer is the trim and the south wall, not the entire house.

Siding

Wood lap, fiber cement, masonite, vinyl and stucco all take paint differently. The prep and the coating get chosen for what is actually on the wall.

Trim, Fascia and Soffits

The first things to fail, because they take the most water. Rotten sections need replacing before painting, not painting over.

Front Doors and Shutters

The cheapest change with the biggest visual return. A black or deep green front door against light brick transforms a facade for a few hundred dollars.

Porches, Columns and Railings

Horizontal surfaces hold water and wear fastest. These get a harder finish than the siding does.

Painted Brick and Masonry

Brick can be painted well, and it is permanent. I will walk you through what you can and cannot undo before you commit.

Wash, Scrape and Prime

Every exterior starts with washing off chalk, dirt and growth, then scraping loose coating back to a sound edge and priming bare areas.

Why Choose Us for Exterior Painting?

Washed before it is painted

Chalk, dirt, pollen and mildew come off first. Coating over them is why exterior paint lets go in sheets.

Rot gets dealt with

Soft trim and fascia get replaced or repaired. Painting rotten wood hides it for one season and costs you more the next.

Scheduled around the weather

Temperature and moisture decide when exterior coatings cure properly. I work with that instead of rushing a wall that is still damp.

How an Exterior Job Runs

Walk the whole property

All four elevations, the trim, the soffits and anything soft or failing. South and west walls always tell the real story.

Price the scope

Written number covering surfaces, prep, repairs and the number of coats.

Wash the house

Chalk, dirt, pollen and growth removed, then time allowed for the surfaces to dry.

Scrape, repair and caulk

Loose coating back to a sound edge, soft wood repaired or replaced, and every joint caulked.

Prime bare areas

Anything down to raw substrate gets primed before a finish coat goes near it.

Coat and inspect

Finish coats applied, then a walk around the property with you before the ladders come down.

Exterior Painting Questions

How much does it cost to paint the outside of a house in Little Rock?

A single story home usually runs $3,500 to $7,500 and a two story $6,000 to $14,000. The biggest variables are how much scraping and rot repair the trim needs and how easy the property is to get a ladder around.

How long does exterior paint last in Arkansas?

Five to ten years on siding with decent prep, and less on south and west facing walls that take the sun. Trim and horizontal surfaces always go first. Washing the house once a year genuinely extends it.

What time of year is best for exterior painting?

Spring and autumn are ideal. Mid summer works if I start early and stay off surfaces in direct sun. Deep cold is the real limit, because coatings need a minimum temperature to cure.

Can you paint brick?

Yes, and it looks excellent when it is done right. Understand that it is effectively permanent. Stripping paint off brick later is expensive and rarely comes out clean.

Do you replace rotten trim?

Yes. Soft fascia, trim and window sills get repaired or replaced as part of the job. It is pointless to paint wood that is already failing.
